Privacy Policy

PropTechUSA.ai is operated by Local Home Buyers LLC d/b/a PropTechUSA.ai ("PropTechUSA.ai", "we", "us"). This Privacy Policy applies to www.proptechusa.ai and to the PropTechUSA.ai services that link to it, including PropData, PropSports, our APIs, OAuth MCP connectors, dashboards, bulk and custom data delivery, and related support and sales communications (the "Services").

PropBetEdge is a separate consumer product with its own privacy policy, terms and legal pages. Where a product, order form or data agreement contains its own privacy terms, those terms also apply.

• Contact and sales information — name, email address, phone number, company and the message you send through our contact form, by email, by phone or when booking a call.
• Account and subscription information — the email address and plan associated with an API key or dashboard account, and the entitlements that go with it.
• Billing information — checkout is handled by our payment processor. We receive confirmation of the purchase, the plan, billing contact details and payment status. We do not receive or store full payment-card numbers.
• Support communications — the content of the emails, calls and messages you send us and our replies.

• API and usage telemetry — the credential used, endpoints and parameters requested, timestamps, response status, latency, request volume against your plan, and client information such as user agent.
• Authentication and MCP connections — when you connect an AI assistant to PropData through our OAuth MCP connector, we receive the email address and PropData API key you enter, validate the key and keep the authorization records needed to maintain that connection.
• Security records — IP addresses, request metadata, rate-limit events and records of suspected abuse, used to protect the Services, customers and data sources.
• Website information — standard server and edge-network logs (such as IP address, browser type, referring page and pages requested) and the analytics described under Cookies and analytics.

PropData delivers property, parcel, land, building, valuation and related records compiled from government agencies, public registers, open-data programs, licensed providers and our own processing. PropSports delivers sports data and analytics. These datasets are not collected from our customers or website visitors, and we do not obtain each record from the individual it may relate to.

Depending on jurisdiction and product, property datasets can include information relating to identifiable people — for example an owner name or mailing address as recorded by a public assessor or land registry. That information is handled according to the rules of its source, applicable law and the restrictions in our Terms of Service and data agreements. If you have a question or request about a record that relates to you, contact us. Where the record originates from a public agency, the correction usually has to be made by that agency, and we will tell you where to go.

• Provide the Services: issue and validate credentials, deliver data, apply plan limits and entitlements, and maintain MCP connections.
• Process purchases, renewals and billing, and keep financial records.
• Respond to sales enquiries, support requests and booked calls.
• Send service messages such as credential delivery, outage, security, account and policy notices.
• Secure the Services: detect, investigate and prevent abuse, fraud, credential misuse and attacks.
• Measure and improve the website and Services, mostly using aggregated usage information.
• Comply with law, enforce our terms and protect our rights, customers and data sources.

Where a legal basis is required (for example under UK or EU data-protection law), we rely on performance of a contract, our legitimate interests in operating and securing a business-to-business data service, compliance with legal obligations, and consent where it is required.

We use service providers that process information on our behalf, including providers of:

• cloud hosting, edge networking, databases and storage (including Cloudflare and Vercel);
• payment processing and subscription billing (Stripe);
• transactional email for credential and account messages;
• call scheduling (Calendly) and internal team messaging used to route new sales and subscription notices;
• website analytics (Google Analytics); and
• AI model providers, where a specific product feature uses them to process a request.

We may also disclose information when required by law or legal process, to protect the rights, safety and security of PropTechUSA.ai, our customers, data sources or others, or as part of a merger, financing, acquisition or sale of assets, subject to this policy.

Datasets versus personal information. PropTechUSA.ai licenses property and sports datasets to customers as products. That is a commercial data business governed by source rights, our Terms and our data agreements. It is separate from the personal information of our visitors, customers and account users: we do not sell that information, we do not use it to build advertising profiles, and we do not run advertising pixels on our website.

• Google Analytics 4 runs on our production website to measure traffic and how visitors move between PropTechUSA.ai properties. It sets first-party analytics cookies on proptechusa.ai.
• Browser storage — some pages, such as System Status, keep small settings or recent check results in your browser's local storage. That data stays on your device.
• Payment and scheduling providers — when you open a Stripe checkout or a Calendly booking page, those providers set the cookies their services need, under their own policies.
• Security — our edge network may set short-lived security cookies to distinguish people from automated traffic.

We do not run advertising pixels on www.proptechusa.ai. You can block or delete cookies in your browser settings, and you can use Google's browser add-on to opt out of Google Analytics. Blocking cookies does not affect API access.

We use encrypted connections, authenticated and rate-limited access, restricted internal access, and monitoring designed to detect misuse. You are responsible for keeping your API keys and account credentials confidential; tell us promptly at sales@proptechusa.ai if you believe one has been exposed, and we will help you revoke and replace it.

We keep personal information for as long as it is needed for the purpose it was collected: account and entitlement records for the life of the account; billing and tax records for as long as financial and legal obligations require; usage and security records for as long as needed to operate, bill and protect the Services and to investigate incidents; and sales and support correspondence for as long as the relationship is active and a reasonable period afterwards. When information is no longer needed, we delete it or de-identify it.

Residents of the UK, the European Economic Area, Australia, New Zealand, certain US states and other jurisdictions have rights over their personal information. These can include the right to access it, correct it, delete it, receive a portable copy, restrict or object to processing, withdraw consent, and not be discriminated against for exercising these rights.

To make a request, email sales@proptechusa.ai with the subject "Privacy request". We will verify the request, respond within the time the applicable law requires, and explain if an exception applies — for example records we must keep for legal, tax or security reasons. You may also complain to your local data-protection authority. You can unsubscribe from non-essential emails at any time; service messages about your account will continue while it is active.

PropTechUSA.ai is based in the United States and serves customers in several countries. Personal information may be processed in the United States and in other countries where we or our providers operate. Where the law requires it, we use recognised safeguards for international transfers, such as standard contractual clauses offered by our providers.

The Services are built for businesses and professional users and are not directed to children. We do not knowingly collect personal information from children. If you believe a child has provided us with personal information, contact us and we will delete it.

We will update this policy as the Services change. The "Last updated" date shows the current version. If we make a material change, we will provide additional notice where appropriate, such as by email to account holders.
